Century Real Estate has a long list of projects in the pipeline for Bangalore. Some are only announced, some have a land parcel and a plan, and a few are waiting for RERA registration. All of them are grouped here as upcoming.
Upcoming does not mean the same thing for every project. A few already show sizes and rough rates. Others only share the area, the acreage and a list of amenities. We mark each card honestly, so you know how much is confirmed and how much is still a plan.
Most of these projects sit in North Bangalore along the airport belt. You will also find homes in Marathahalli and Kundalahalli on the east side, central addresses like Jayamahal, and value options in Kengeri, Electronic City and Kaggalipura.
These are the apartment and mixed-use projects that are in pre-launch or announcement stage. Prices are early guides, and floor plans will change as each project gets its approvals.

UpcomingAirport RoadSits between Kalyani and Bagmane tech parks, both about 6–7 km away, with Baiyappanahalli metro near 7 km. Half the land is planned as open space.
UpcomingJayamahalA rare central address with Cantonment station about 2 km away and MG Road near 3 km. A pool, mini theatre and clubhouse are planned. Launch timing is not final; handover is aimed at October 2030.

Plots and large townships are the other big part of the pipeline. Most are around Devanahalli and Bellary Road, close to the airport. One is in Mysuru and is marked clearly.
Pre-LaunchDevanahalliAn adventure-themed layout on about 25 acres with roughly 346 plots, camping zones, archery and a lake pier. Reports say Phase 1 sold out within a day of pre-launch.
Pre-LaunchBellary RoadA very large plotted plan whose first phase covers 40 acres, with a clubhouse, mini theatre and skating rink. RERA is in progress, so sizes and rates are not announced yet.
Pre-LaunchDevanahalliA township plan that mixes apartments and plots, with a business centre, pool and pet zone. Land size and RERA are not final, so the March 2029 date is only an aim.
Pre-LaunchDevanahalliA 100-plus acre layout with a boom-barrier gate and CCTV. The airport is about 15 minutes away and the KIADB Aerospace Park about 10. Possession is expected from 2030.
UpcomingDevanahalliA plotted plan near the airport with a swimming pool, a jogging and cycling track and a yoga zone. Plot sizes, rates and RERA are still awaited.
UpcomingDoddaballapurA six-acre gated layout with wide avenues, walking paths and gardens. Nandi Hills and the Doddaballapur industrial area are nearby.
Pre-LaunchYelahankaA wide spread of plot sizes, with a library, reading rooms and intercom in the plan. Details are still thin, so ask us to confirm the layout and RERA before paying anything.
Upcoming · MysuruMysuruPlotted layout planned in Mysuru, with landscaped parks, jogging tracks and a clubhouse. Mall, railway station and airport are each within about 15–25 minutes, per the plan.
Upcoming TownshipJakkurA 50-plus acre mixed township planned with about 75% open space, large office blocks and a proposed five-star hotel. The apartment tower inside it is Astoria. Other phases will open one by one.
Villa PlotsDevanahalliA 25-acre resort-style layout with a lake along its edge, 25+ theme gardens and a 10,000 sq ft clubhouse. The airport is about 10 minutes away.
Ask for plot sizes, rates and RERA status before you pay a booking amount.
Knowing the stages helps you judge how early you are and how much risk you carry.
The builder holds the land and drafts a layout. Only the area and big ideas are known at this stage.
Buyers register interest and sometimes pay a small token. Rates are indicative and can change.
The project is registered with Karnataka RERA, which gives you an approved plan and a promised handover date.
Final rates, payment plans and floor choices are announced. Booking starts in earnest.
Work begins and you pay in stages linked to progress.
Homes are finished, the occupancy certificate is issued and keys are handed over.
Early buyers get the first pick of floors, facings and corner units that sell out first.
Pre-launch bookings often need a smaller starting amount than a full launch.
You can arrange a home loan and save for the down payment before the big payments begin.
If the project is well located, rates can rise by launch day. This is not guaranteed, so compare with nearby projects.
Do not pay a booking amount until you can search the number on the Karnataka RERA site.
Match the tower count, floors and open space in the brochure with the RERA filing.
A pre-launch date is a hope. The RERA date is the one that binds the builder.
